The lease test is simple: can the weaker measured season cover occupancy, minimum staffing, cleaning, software, insurance, and debt service without presale cash?
A current Midtown observation was $20/SF/year NNN for 2,112 sq ft. This can suit a coached boutique format, but a small parking field can fail when one class exits as the next arrives. Verify noise, vibration, ceiling, exits, accessibility, restrooms, signage, and permitted hours with the landlord and authorities.
Bannerman had small-suite observations around $22/SF/year NNN. A household model can trade student peaks for steadier routines, but validate family schedules and parking. Premier's Maclay presence means the offer needs a precise outcome such as coached strength, recovery, youth performance, or a deliberately small-group experience.
The observed brochure economics were $14 base plus $6 NNN. The official 2026 legislative session ran January 13 through March 13, but do not make session activity carry a 12-month lease. Observe ordinary agency attendance, residential evenings, and weekends outside session.
City non-demand electricity is currently displayed at $0.11054/kWh plus the applicable customer charge. Demand adds $17.25/kW with a 10 kW minimum and becomes mandatory above 25 kW. Commercial water is $0.3038 and sewer $0.80792 per 100 gallons. A 1-inch meter has $42.67 water and $63.15 sewer base charges. Confirm the current tariff, meter, service territory, and connected load.
Put zoning, occupancy, structural, MEP, fire, financing, and permit approvals into the contingency. State who owns HVAC, showers, access wiring, exterior equipment, signs, and flooring at exit. Seek enough initial term and options to recover capital, but do not accept a longer guarantee solely to rescue weak unit economics.
