How the score is computed

Geocode the address

We resolve your input through the free U.S. Census geocoder to a precise census tract — the same units the federal government uses for demographic data.

Pull tract demographics

Population, median household income, renter share, and median age come from the American Community Survey 5-year estimates (latest vintage).

Apply niche-specific weights

Each business type carries its own weighting matrix. A laundromat is 30% renter share. A coffee shop is 30% morning foot traffic plus 25% income. A gym leans heavily on parking and visibility.

Render the composite

Factors with no public-data signal yet (foot traffic, on-the-ground competition, parking) are scored neutral 0.5 and disclosed in the breakdown so you know what is grounded in data and what is judgment.

What this score is and is not

A second opinion, not a verdict This is a fast, data-grounded second opinion — not a substitute for a site visit, broker conversation, or feasibility study. Tract demographics describe averages over a roughly 1 to 5 minute walk radius. They do not capture micro-location effects: side of street, signage, anchor tenants, parking turnover, or zoning.

Foot traffic and competitor counts require Google Places and Walk Score integrations. Those layers are slated for later iterations. We mark them neutral and disclose the source so you can apply your own knowledge.
Only if Census releases an updated ACS vintage or we update a weighting matrix. Two requests for the same address and business return the same score — we cache results.
Not yet. The Census geocoder and ACS only cover U.S. addresses. International coverage is on the roadmap.
Weights come from industry research summarized in our content — SBA guides, franchise disclosure documents, owner communities. They are editorial, not algorithmic.
