Start with the official Water and Sanitary Sewer Capacity request. The City says a change of use or renovation that increases demand or discharge requires a capacity letter. Then verify laundry use in the Parcel Zoning Check and ULDR and submit engineered work through LauderBuild. Oakland Park, Wilton Manors, Lauderdale Lakes, and unincorporated Broward are not City of Fort Lauderdale permits.
Demand must be mapped below city level. The 2020-2024 city median household income was $83,130 and persons per household were 2.25, but older renter corridors, luxury towers with in-unit machines, hotels, yacht crews, gyms, salons, and short-term rentals behave differently. Oasis Laundry operates a nearby Oakland Park plant with self-service, wash-dry-fold, pickup, Airbnb, hotel, spa, clinic, and commercial channels. That is evidence of a multi-channel competitor, not proof that every channel is open.

Dexter example specifications range from 15.8 to 95.6 gallons per cycle by machine size. A hypothetical 30-washer store at four turns daily and 20-40 gallons per turn uses 2,400-4,800 gallons per day from washers alone. Replace that illustration with the selected models, programmed cycles, hot-water share, simultaneous starts, and peak turns before engineering.
A 2026 guide estimates $100,000-$300,000 for a new 25-40 machine package, $40,000-$120,000 used, payment systems at $200-$600 per machine, and ancillary items at $5,000-$15,000. One transparent vendor lists a 60-pound washer at $12,995 and 75-pound dryer at $5,995, outside Florida installation. Add freight, rigging, bases, drains, gas/electric, water heating, venting, controls, startup, and tax.
Northwest and older multifamily corridors can support self-service after household verification. Downtown and Flagler may need wash-dry-fold because many new apartments include machines. The 17th Street, hotel, marine, gym, spa, and short-term-rental lanes are commercial route plays. Do not mix these channels into one margin. Price pounds, turns, labor, delivery, rejects, and payment terms separately.
Write the storm sequence before launch: stop intake, notify route clients, reconcile bags, protect customer goods, elevate controls and chemicals, secure machines, document property, and require water-quality and power checks before restart. A generator that cannot support water heating, ventilation, pumps, and the selected machines does not make the plant operational.

- Submit plumbing, mechanical, electrical, gas, structural, signage, accessibility, and HVHZ roof scope via LauderBuild
- Coordinate Fire Prevention plan review and final inspection, including exhaust and lint control
- Obtain City and Broward County business tax receipts after applicable approvals
- Map renter laundry access and competitors, then validate commercial routes with written trials
- Price contents, equipment breakdown, flood, sewer backup, utility interruption, customer goods, and business interruption
- Hold at least 6 months of fixed expense outside construction and equipment funds
